Construction Superintendent

Candidates must live in the region that covers the NY & NJ area.

Requirements for all site superintendents is 3+years experience of being on site in overseeing horizontal construction.

General Summary

Oversee and coordinate on site construction activities for commercial/retail projects. Ensure completion within budget and assigned time frame. Must be knowledgeable with All trades up to completion AS well as  NYC Mid Rise Experience.

Principle Duties and Responsibilities

1. Study contract drawings and specifications in detail. Check all dimensions and bring all discrepancies and omissions to the attention of designers and Project Manager. Study all contracts and bid packages. Assist management in the selection of contractors.

2. Examine underground aspects in layout of projects, including review of sitework for conflicts with utilities, domestic, fire, water, gas, electrical and septic sewer

3. Assist management in preparing schedules. Develop a crew size and list of needed equipment that will be necessary to complete work within the schedule. In pre-phase setup meeting with site contractor, obtain anticipated crew size and daily production for each item of work in the schedule. Monitor contractor's daily progress and advise if necessary production is not made. If necessaryproduction is not met on a weekly average, this should be discussed at the job meeting and a resolution to the problem agreed upon.

4. Insure contractor compliance and monitor construction safety. Insure contractors follow safety requirements and accident prevention, and make available personal protection equipment, job safety materials, and first aid equipment as required. Instruct contractors and supervisors in safe practices to be followed and maintained on job sites.

5. Communicate with each contractor to discuss and monitor contract, documents, productivity, schedule requirements, material tests, and clean-up obligations. Direct company personnel and contractor personnel in project work.

6. Direct subcontractors in construction; insure proper materials and construction, compliance to OSHA and government regulations and ordinances.

7. Supervise site development, including clearing of land, earthwork, Pile Work,  site improvements, proper layout (surveying), building layout, etc.

8. Coordinate analysis/testing of materials, (quality assurance and quality control) including soil analysis, proper storm and sanitary drainage (detention/retention), concrete specifications, footer and foundation stability, etc. with construction monitoring company.

9. Perform ongoing site inspection: maintain ongoing review of work completion through all stages. Monitor timetables and insure proper completion by assigned dates and discuss concerns and problems with contractors.
